If you know what causes a roof leak, you can go the mile to prevent it and the costly damage that can occur.
- Missing or Damaged Roof Shingles
Your roof shingles can suffer damage or even come loose due to bad weather, animal activity, or accidents. Even lifted nails can cause damage due to normal wear and tear can cause damage. As soon as you see anything out of place it's time to call an expert to repair it before the damage gets worse.
- Damaged Flashing
Flashing is used around roof protrusions like your chimney and vents. It is susceptible to the same sorts of damage as your shingles. If that happens moisture can get around your flashing and do damage.
It's not all about insulation. Improper attic venting can cause condensation when moisture builds to the point where it begins leaking into your home. Think about the moisture your glass can get and multiply that to the size of your roof. You can see how that could be a problem. Proper venting is the solution.
- Ice Dams
In winter ice dams can stop water from properly draining from your roof. It will pool on your roof, and then seep into whatever crack or crevice it can find. Ice dams can happen when homes don't have proper insulation and ventilation.
- Debris in on the Roof
A build up of pine needles or maple leaves can cause the same so of damage as an ice dam. If organic debris builds up on your roof, water can pool behind it just as easily.
Proper maintenance of a roof can prevent much of the trouble listed above. The key is to keep a watchful eye and jump on any of the above mentioned trouble before it causes damage.
